MAINTENANCE TIPS FOR MASONRY DRIVEWAYS AND SIDEWALKS
- Seal all cracks in driveways and sidewalks to prevent damage during freezing temperatures.
A sealant that remains flexible should be used.
- Check driveways and sidewalks periodically for settling or uplifting. Differential cracks
can be a tripping hazard and should be repaired.
- Have qualified soils engineer or foundation contractor evaluate major movement in driveways
and sidewalks and repair as needed.
MAINTENANCE TIPS FOR RETAINING WALLS
- Check wood retaining walls annually for wood rot and replace any rotted members as
needed.
- Check retaining walls annually for bowing or leaning and re-inforce/repair as needed.
MAINTENANCE TIPS FOR FOUNDATIONS
- Check the foundation annually for evidence of settlement. Monitor all minor settlement
cracks for continuing movement. Have large settlement cracks evaluated by a qualified
structural engineer and/or foundation contractor and repair if needed.
- Seal all exterior cracks in the foundation to prevent water from leaking into basements
and crawl spaces.
- Check mortar for brick, block and stone foundation walls annually for deterioration and
repair if needed.
- Check all foundation screens for damage or holes and replace as needed.
MAINTENANCE TIPS FOR GRADING
- Check the grading next to the house annually to verify proper drainage away from the home.
The grading next to the home should drop 6 inches within the first 10 feet away from the
home or be controlled by swales or drains. Re-grade or install drains if needed.
