HEATING AND AIR CONDITIONING MAINTENANCE TIPS
MAINTENANCE TIPS FOR AIR FILTERS
- Clean or change the air filter on a regular basis as called for by the type of air filter
installed. Most air filters that are re-useable need to be cleaned once a month.
Disposable air filters need to be changed anywhere from every 2 months to every 6 months
depending on the type used. Electronic air filters should be cleaned as per the
manufacturer's instructions.
MAINTENANCE TIPS FOR GAS FURNACES
- Gas furnaces should be serviced on an annual basis typically before use in the fall. A
clean heating system runs more efficiently. Make sure the HVAC contractor checks the
heat exchanger for cracks if possible. Some units are sealed and not visible.
- If any gas odors are detected, contact your local gas company immediately.
MAINTENANCE TIPS FOR ELECTRIC HEAT
- Have qualified HVAC contractor service the system annually. This is to verify that
all heating elements are functional and that the elements are clean.
- Check all baseboard heaters frequently for adequate clearances from combustibles as called
for by the manufacturer.
MAINTENANCE TIPS FOR AIR CONDITIONERS AND HEAT PUMPS
- Air conditioners and heat pumps should be serviced on an annual basis typically before
use in the spring. A properly charged and clean cooling system runs more efficiently and
prolongs the life of the compressor.
- Pour some bleach down the condensate drain every 6 months to remove any scum buildup.
- Many condensate drains discharge next to the foundation. Extending these condensate drains
to discharge at least 3 to 4 feet away from the foundation is recommended. Constant
water accumulation next to the foundation can cause the foundation to settle over time and
also cause moisture issues in basements and crawl spaces.
- Check for bent cooling fins and straighten with a fin comb available at your local
refrigeration parts store.
- Have HVAC contractor check evaporator coils annually and clean/repair as needed.
- Have HVAC contractor check condensate pan for rusting and leaking annually and repair if
needed.
MAINTENANCE TIPS FOR HEATING AND AIR CONDITIONING DUCTS.
- Have the heating and air ducts professionally cleaned every 4 years. This is best
performed by a qualified company that is a member of NACDA.
- Check all duct connections for air leakage. All heating and air ducts should be air tight.
Air leakage into unconditioned areas can increase your heating and cooling bills. Seal all
leaking duct joints with approved gaskets, foil tape and/or mastic.
- Insulate all heating ducts in unconditioned areas (attics, crawl spaces, garages + etc).
MAINTENANCE TIPS FOR HUMIDIFIERS
- Ideally, humidity levels in the home should be between 45 and 55%. Humidity levels above
55% can promote mold and mildew growth in the home.
- Check humidifiers on a regular basis for leaking and mold and mildew growth. Clean any
mold and mildew growth as called for by the manufacturer's recommendations.
- A pad on drum type humidifiers will need to be replaced periodically. See manufacturer's
recommendations.
