INTERIOR MAINTENANCE TIPS
MAINTENANCE TIPS FOR ATTIC
- Check the underside of the roof during heavy rains for leaking.
- Check the roof sheathing and framing for mold, mildew and fungus annually. This condition
is typically from a lack of proper attic ventilation and/or roof leaks.
- Make sure the insulation is not wet.
- Verify that the attic vents are covered with screen and that the screens do not have holes
in them. Openings in screens should not be more than 1/4 inch in width.
MAINTENANCE TIPS FOR WINDOWS
- Check double pane windows annually for condensation between the panes of glass. This
can indicate seal failure and the windows will need to be replaced. There are glass
companies that can replace the glass without replacing the window casing and sash.
- Make sure all windows can be opened for quick exit during emergencies.
- Check around all windows for air gaps and repair/replace as needed. Make sure there is
a seal (weatherstrip) at bottom and top of double hung windows for an air tight fit when
closed.
- Check for and replace any cracked or broken windows periodically.
- Check window screens periodically for holes or bowing and replace as needed.
- Check glazing annually for single pane windows and repair as needed.
MAINTENANCE TIPS FOR DOORS
- Check weatherstripping around exterior doors or air gaps or damage and replace as needed
for an air tight fit.
- Check the door hardware periodically and lubricate as needed.
- Keep tracks for overhead garage doors clean and lubricate hinges, roolers and wheels
annually.
- Check functioning of reversing mechanism for overhead garage door openers periodically
and repair if needed for safety reasons.
MAINTENANCE TIPS FOR BASEMENTS
- Check foundation walls periodically for leaking, especially during heavy rains.
White salty deposits called efflorescence on the foundation walls are an indication of
moisture penetrating through the walls.
- Check foundation walls annually for cracks. Minor cracks are normal from shrinkage and/or
minor settlement. Patch all foundation cracks to prevent water from entering the home.
Monitor all cracks for continuing movement. Have large cracks (1/4 inch or larger)
evaluated by a qualified licensed structural engineer or qualified foundation contractor.
- A musty odor in basement can indicate moisture problems or a lack of proper ventilation.
MAINTENANCE TIPS FOR WOOD FRAMED WALLS AND CEILINGS
- Have home treated for wood destroying insects by a qualified pest control company.
Maintaining a bond with a retreatment and repair option is recommended. Most pest control
companies will do annual inspections for wood destroying insects.
- Check all exposed wood framing annually for wood rot. Pay special attention to bathroom,
kitchen and any areas where water could enter the home.
- Check interior covered walls and ceilings for cracks. Minor cracks are normal from minor
settlement and shrinkage. Small cracks at corners of trey ceilings are common from
expansion and contraction of wood during changes in humidity levels. Large cracks
should be evaluated by a qualified professional.
- Check ceilings and walls for major bowing that can indicate structural issues. Minor
bowing is normal, up to 1/2 inch per roughly 9 feet in length.
