ROOF MAINTENANCE TIPS
MAINTENANCE TIPS FOR ALL ROOFING PRODUCTS
- Check roof periodically for debris buildup (leaves, pine straw) and clean off as needed.
Debris buildup in valleys is a common cause of roof leaks.
- Check the rubber boots around plumbing vent flashings annually. Replace all plumbing
vent flashings with cracked rubber boots.
- Check all roof flashings for holes and leaking annually.
- Trim back any tree branches that are touching or near the roof to prevent damage to the
roof cover material.
- Roof cement is a temporary repair and any areas with roof cement applied to the top of the
roof cover material need permanent repairs by a qualified roofer.
- Check the roof annually for moss/mildew growth. Large accumulations of moss growth can lift
the edges of shingles and allow rain water to penetrate the roof cover material.
Removing any moss growth as soon as possible is recommended. The moss growth can be removed
with a soft broom or brush and treating the roof surface to prevent regrowth is also
recommended. Chemicals for preventing moss growth can be purchased at a local home
improvement center and should be applied on an annual basis. Another method for preventing
regrowth is to install zinc strips along the ridge areas of the roof. The zinc leeches out
of the strip when it rains and deters growth for up to 5-7 years. Zinc strips can be
purchased at a local home improvement center or can be installed by a qualified roofing

MAINTENANCE TIPS FOR COMPOSITION SHINGLES
- Check roof annually for cracked, loose or damaged shingles and replace as needed. If 15%
or more of the roof has cracked or damaged shingles and the roof is 12+ years old, replacing
the entire roof cover material is recommended.
- Check for unsealed toe board nail holes and seal with a sealant that lasts as long as
the shingles or replace the shingles with holes in them.
- Lighter colored shingles reflect more light and usually last slightly longer than darker
colored shingles.
- Shingles with heavy loss of granules with deteriorate rapidly from the ultra violet rays of
the sun and need to be replaced.
MAINTENANCE TIPS FOR WOOD SHINGLES OR SHAKES
- Apply a wood preservative to the roof shingles or shakes every 2 years. Wood shingles
or shakes with dry out and split, curl or crack without application of a wood preservative.
- Check for any split or damaged wood shingles and shakes on an annual basis and replace
as needed.
- Check the wood shingles and shakes for major curling on an annual basis and as replace as
needed.
