WATER HEATER MAINTENANCE TIPS
- Over time sediment will buildup on the bottom of the water heater. Draining the water
heater on an annual basis is recommended to remove this sediment and to help prolong the
life of the water heater. The gas or electricity should be shut off before draining. Close
the valve on the incoming water line. A garden hose can be used to help drain the water
heater. Open the drain valve. Open the temperature/pressure relief valve. This valve is located on the top or
side of water heater and has a small handle that can be lifted. Caution! If this valve
is rusted, and does not want to move, do not force it. Call a plumber and have it
replaced. After draining, close the temperature and pressure relief valve.
Close the drain vavle. Refill the tank
and relight pilot light for gas water heaters when finished. Turn power back on for
electric water heaters.
- Test pressure relief valve periodically to make sure the valve is functional. Make sure
valve fully closes after testing. Check for leaking at end of relief pipe after the valve
has been closed for several minutes.
- Do not store flammable materials by water heaters (gas, paints + etc.). Water heaters
have a sparking device that could ignite flammable vapors.
- Water heaters typically last between 8 and 12 years from the date of installation.
